I. PHASE I & II ENVIRONMENTAL SITE ASSESSMENTS
Property owners can be held responsible for cleanup of environmental contamination originating prior to, or during ownership of a property, under the Comprehensive Environmental Response, Compensation, and Liability Act (CERCLA). However, a properly completed Phase I Environmental Site Assessment (ESA) demonstrates a due diligence effort for future defense against CERCLA claims.Orion can provide a full compliment of services to ensure properties have been adequately evaluated. Our team will provide comprehensive Phase I Environmental Site Assessments for any Client involved with property transfers.
Orion will conduct Phase II investigations to confirm the presence or absence of contaminants in areas of interest. This type of limited investigation is often needed when a Phase I Site Assessment indicates the potential for soil or ground water contamination to exist at a property.
II. ASBESTOS
Asbestos once was considered the miracle mineral. Its heat and corrosion resistance, high tensile strength and its general versatility made it a key ingredient for the industrial age. For this reason, asbestos is found, and is sometimes still added to, a tremendous variety of building materials.
Unfortunately, when it was proven that exposure to asbestos caused cancer, all of the benefits associated with this material were replaced with concerns over how to safely manage a carcinogen that is present in nearly every home and building constructed before the 1980's.

III. LEAD-BASED PAINT
The dangers of lead-based paint, and more accurately lead dust, have been well known for decades. Even minor exposure to a child can cause damage to the central nervous system and affect a child's brain. Through diligence and proper monitoring, our goal at Orion is to limit the exposed to a dangerous environments contiaining lead-based paint.
If your home or building was built or significantly renovated prior to 1980, chances are high that some lead-based paint is present. Location does not necessarily affect the likelihood of lead's presence. The 100-year-old colonial in an affluent suburb is just as likely to contain lead-based paint as is an inner city building. Utilizing Orion will help minimize the impact of lead to your project.
IV. INDOOR AIR QUALITY & MOLD
Orion's industrial hygiene (IH) and indoor air quality (IAQ) services include consulting and testing largely related to human health issues associated with the indoor environment.Orion's IH & IAQ personnel are equipped to identify, evaluate, prioritize and design solutions for clients.
For the last decade, Orion has performed IH & IAQ inspections, testing and analytical services for thousands of properties nationwide. The majority of Orion's IH & IAQ consulting business has been spurred by client's buying, selling, developing and managing real estate. As clients evaluate property for acquisition or as they undertake redevelopment of property, it is not uncommon for asbestos, lead-based paint, IAQ or mold issues to be identified. Once an issue has been identified, an obligation to address the issue may arise in order to comply with various environmental regulations and for business risk management purposes.
